Five things you need to know before dividing or developing your property…

1. What are the subdivision requirements? Check with your City or County Planner to see what the requirements are in your area. Cities and Counties usually operate under different ordinances, and they are subject to amendments over time. Nez Perce County Subdivision Ordinance requires, at a minimum, administrative review of all land divisions.
2. How will water be supplied? Private individual wells commonly serve rural areas, while public systems may be encouraged or required in high density areas. The Lewiston Plateau Groundwater Management Area has also affected the permitting process for private wells within the management area. Contact the Idaho Department of Water Resources for well permitting questions.
3. How will wastewater be treated? Individual sewage disposal systems commonly serve rural areas, while public systems are often utilized in high density areas. Contact Public Health for questions about septic systems.
4. How will access be provided to each lot/parcel? Most jurisdictions require legal access from all lots/parcels to a public road and a physical address for 911 and mail delivery. This may involve road improvements, dedications, or easements. Keep in mind that public services such as road maintenance, garbage pickup, and mail delivery are only provided on public roads, not along private roads or driveways.
5. Is the property in a regulated floodplain? The National Flood Insurance Program requires you to carry flood insurance if you purchase property in a floodplain with a federally-backed mortgage. Development in a floodplain is also subject to additional construction standards and permitting. Contact your City or County Floodplain Coordinator for more information.
